Do you want to build a new home or renovate a vacant structure?
→ You may be a good fit for our Development Programs.
Do you want to use the property for gardening, green space, or to expand your yard?
→ You may be a good fit for our Neighborhood Programs.
🛠️ Step 2: Are You Ready for a Development Project?
If you’re considering the Development Program, here are more specific questions to ask:
What kind of developer are you?
New or First-Time Developer
You’re looking to rehab or build on one property.
→ Consider applying as a Single-Parcel Purchaser. Go to Step 4.
Small Developer
You’ve completed 2–4 past projects and want to acquire 2 to 4 properties in one application.
→ Consider applying as a Small Developer. Go to Step 4.
Large-Scale Developer
You have the team, funding, and experience to develop 5 or more properties in a 12-month period.
→ You may qualify as a Large Developer. Go to Step 4.
🧱 Step 3: Have You Thought Through the Site Requirements?
Before selecting a property, consider:
📏 Lot size and shape – Not all lots can accommodate your desired structure. Review lot dimensions and zoning restrictions.
📍 Location – What neighborhood are you interested in? Do you have a target block or corridor? Are you familiar with the neighborhood or have you interacted with neighborhood or community residents?
🏗️ Construction Readiness – Can you provide a site plan, floor plan, and basic construction timeline? Can you create a project budget and provide realistic cost estimates? Do you have funding in place or plan to secure it (loan, private funding)?
📋 Code Compliance – Projects must follow Louisville Metro Code of Ordinances, Kentucky Building and Residential Code, and the Land Development Code.
